Former 17thC domaine in the Tarn.
The farmhouse, grange and cottage are currently rented out as gîtes from May to September but the farmhouse and attached grange, with full-length SW-facing terrace 28M x 4.6M, could revert to form an impressive 6bed/5bath country-house for private occupation. The property
has been professionally restored and maintained. It lies in a small valley facing S & SW 1km from the village with magnificent views. There is a village shop. Small shops, bar and resturants 7km, major supermarkets 16km. The property has
Broadband.
Horse-riders and ramblers have direct access into the web of meadows and woods that are a feature of the ‘Pays de Cocagne’.
The sale can include an extensive inventory of furniture, equipment, fixtures & fittings and website. Completion in October 2008 or even 2009 would be convenient but we can move at any time if new owners will continue the current gites rentals. We would consider selling the
property in stages over a 2/3 year period, subject to the status of the purchasors.
Since buying the property in 1999, the vendors, who live in the fourth house 100m from the main house, have run a successful gîte operation and maintained good occupancy rates and rental income thanks to large number of low-cost flights to local airports.
I am now 70 and we are no longer interested in growing the business and wish to move to a smaller property in the Tarn.
Gîte-renting is more a way of life than a business – an opportunity to live in a lovely property in an amazing setting and have the added interest of a quasi-commercial activity for five months in the year, whilst benefiting from the favourable French tax treatment.
Currently 70% of rental income is exempt from Income Tax. Even simple gîte-letting requires a good location, which we have here - excellent climate, easy access – and even now owners occupying the farmhouse and grange as a country-house might chose to rent just the
cottage and owners’ house as gîtes.
Younger owners might chose to convert the stables and timbered barn into additional accommodation, perhaps offering Chambres d’Hôtes (B&B or D,B&B) outside the peak season. Or if experienced in a leisure activity such as painting, they might choose to run activity
holidays – painting, pottery, French, cooking, health pursuits et al. There seems to be an increasing demand for these as more and more people have longer holidays or take earlier retirement.
The asking price for the whole property is 840,000 Euros including most of the gites' contents. We would consider selling only the main part, retaining owners house.
